For landlords
Inspected after every stay, not every six months.
Phoenix Enterprises pays the agreed rent under the lease. Cleaning, inspections and other property-care responsibilities are set out in the agreement.

Written consent before any short-term use
We do not list a property without the owner's written approval and, where an agent manages it, the agent's knowledge and involvement.

Professional cleaning and inspection every changeover
Arranged and paid for by Phoenix Enterprises, with a physical condition check alongside every clean.

A maximum guest number for the property
Guest limits are set in the agreement and enforced through booking settings and house rules. Guests are screened before bookings are confirmed.

Documented condition at the start of the term
A dated, photographed condition record so both sides have the same reference point at hand-back.

Rectification where we are responsible
Damage identified at inspection is documented and, where it falls to us under the agreement, rectified promptly and at our cost.

Inspections in accordance with the agreement and tenancy requirements, coordinated around confirmed bookings.

Short-stay guests booked through our host platforms, and in some cases corporate or relocation guests booked directly. Phoenix Enterprises remains the tenant or approved operator throughout.
Guests are screened before a booking is accepted, using platform verification, booking history and previous host reviews where available. House rules covering occupancy limits, noise, visitors, parties and smoking are agreed at the point of booking. Bookings that do not fit the property or the rules are declined.
After every stay. A physical inspection accompanies each professional clean, with inspection of the property on every changeover.
Phoenix Enterprises arranges and pays for professional cleaning between every stay, including linen laundering and replacement to a consistent presentation standard.
Damage identified at a post-stay inspection is documented and, where Phoenix Enterprises is responsible under the agreement, rectification is arranged promptly and at our cost. We do not represent this as a guarantee against all loss, and we encourage owners to maintain their own appropriate insurance and to discuss cover with their insurer and broker.
House rules set quiet hours and prohibit parties and events. Occupancy is capped at the number agreed for the property. Where a building has by-laws governing noise, access or common property, those requirements are reflected in the rules given to guests. Complaints are responded to directly by our team.
Issues found during inspections, or raised by guests, are logged and triaged. Items that fall to Phoenix Enterprises under the agreement are actioned by us. Items that remain the owner's responsibility such as structural matters, appliances at end of life and existing defects are reported to you or your agent with photographs so you can decide how to proceed.
Yes. Owners and agents may conduct inspections in accordance with the agreement and applicable tenancy requirements, including the usual notice provisions. We will coordinate around guest bookings to find a workable time.
A signed lease or operating agreement, written consent to the short-term accommodation use, and, where the property is in a strata scheme, confirmation that the use is consistent with the by-laws. Any registration or approval required under New South Wales short-term rental accommodation rules is addressed before the property is listed.

What we don't claim.
Credibility matters more to us than a bigger promise. For the avoidance of doubt, here is what we are not saying.
- We do not guarantee that your property will be eligible for short-term accommodation. Eligibility depends on planning rules, by-laws and the property itself.
- We do not guarantee zero risk, zero damage or complete protection against loss. We commit to a process and to our responsibilities under the agreement.
- Our public liability insurance covers Phoenix Enterprises; it is not a substitute for the owner's own cover. Owners should maintain appropriate landlord insurance and confirm the position with their insurer.
- We do not provide legal, financial or tax advice. Owners and agents should obtain their own advice on any arrangement.
