What owners and agents ask us.
Rental arbitrage means leasing a property and offering it as short-term accommodation with the owner's written approval. Phoenix Enterprises pays the agreed rent and manages bookings, cleaning and day-to-day care. The owner remains the landlord, and we are the tenant.
Only where it has been expressly agreed. Standard residential leases generally do not permit it by default, which is why written consent to the use forms part of every arrangement we enter into. Whether the use is permitted also depends on planning rules, any applicable strata by-laws and New South Wales short-term rental accommodation requirements.
Yes. We do not list a property for short-term accommodation without the owner's written approval, and where an agent manages the property, without their knowledge and involvement.
Before a booking is confirmed we review platform identity verification, the guest's booking history and any reviews from previous hosts. Guests agree to written house rules as a condition of the booking. Enquiries that do not suit the property or the rules are declined.
The property is physically inspected after every stay, at the same time as the professional clean. Additional inspections can be scheduled where the agreement provides for them.
Quiet hours and a prohibition on parties and events are written into the house rules, occupancy is capped, and any building by-laws are passed on to guests. Complaints are directly handled.
It is documented at inspection and, where Phoenix Enterprises is responsible under the agreement, rectification is arranged promptly and at our cost. We are not able to guarantee against every form of loss, and owners should maintain their own appropriate insurance and confirm the position with their insurer.
Yes, in accordance with the agreement and applicable tenancy requirements, including notice periods. We coordinate around confirmed guest bookings to arrange a suitable time.
Well-presented residential properties that suit short-stay use, typically houses, townhouses and apartments in locations with genuine accommodation demand. Suitability depends on the building, the permitted use and the property's condition.
We operate primarily across New South Wales. Coverage depends on the specific location and whether we can service the property to our standard, so the practical answer is best given once we know the suburb.
