How it works

A clear process, with approvals settled before anything is listed.

Every arrangement follows the same five steps. Nothing is listed for short-term accommodation until the lease is signed and the use has been approved in writing.

The process

Five steps from first look to ongoing management.

  1. 01

    Property assessment

    We review the property against the practical requirements for short-term accommodation: location, layout, parking, access, building type and the condition it is currently in. We also look at whether short-term use is likely to be permitted under the relevant planning rules and, for apartments, the strata by-laws.

  2. 02

    Owner or agent consultation

    We walk you through exactly what we are proposing: the term we are seeking, the rent, how the property would be used, dedicated responsibilities of each party, and care and management of the property. During this process, we welcome discussions for any questions you may have and any other conditions you wish to have reflected in the agreement.

  3. 03

    Lease and written-use approval

    Phoenix Enterprises enters into a lease as the tenant, or is engaged as an approved operator, with written consent for the short-term accommodation use. Cleaning, inspection and property-care commitments can be documented in the agreement, alongside occupancy limits and inspection rights.

  4. 04

    Professional property setup

    We prepare the property to an accommodation standard, furnishing where required, safety items such as smoke alarms and fire equipment as applicable, and a documented condition record at the start of the term.

  5. 05

    Ongoing management and property care

    We handle listings, guest screening, communication, cleaning, changeovers, inspections and maintenance coordination. Where reporting has been agreed, you receive regular updates on the property's condition.

The arrangement

Where Phoenix Enterprises sits in the relationship.

Phoenix Enterprises becomes the tenant under the lease, or is engaged as an approved operator, and manages the short-term accommodation activity at the property. Guests are our guests; they are not sub-tenants and do not acquire tenancy rights in the property.

That arrangement operates subject to the agreed lease terms, applicable laws, strata requirements and the owner’s approval. Where a property sits in a strata scheme, the by-laws govern what is permitted and we work within them. Where New South Wales short-term rental accommodation requirements apply, including registration and any applicable day limits, those are addressed before the property is listed.

If short-term use is not permitted for a property, or the approvals cannot be obtained, we do not proceed. We would rather tell an owner that early than create a problem for them later.

The address, type, bedroom count, current occupancy status and any furnishing already in place.

Approval to proceed

Written consent to the short-term accommodation use, and, for apartments, confirmation the by-laws allow it.

Any terms you want reflected in the lease: inspection rights, occupancy caps, reporting frequency, restrictions.
